Our Team.

The Board of Directors is made up of:

  • The President (and Vice-President of the Community),

  • Block representatives

  • The Secretary-Administrator.

The President of the Community will coordinate the meetings of the Board of Directors.

Functions

The functions to be carried out by the Board of Directors are the following:

  • Advising the president on all issues of various kinds that may arise.

  • Support in the preparation of documents that may be necessary, as well as in the income and expenditure budget for the financial year.

  • Advice on the formulation of proposals to be approved by the Board of Owners. 

  • To provide the budgets of the different works and services necessary for the General Meeting of Owners, to study them and inform them for the purpose of their approval by the President or by the meeting of owners, except for those which, due to urgency, must be undertaken.

  • Exercise control and monitoring of the state of the accounts of the Community of Owners, for which purpose the Administrator shall provide them with documentation accrediting the movements of the account, payments made, etc., at ordinary meetings. And always at the end of the budget. 

  • To guarantee compliance with the agreements adopted, including those of the General Meeting of Owners, and to ensure compliance with the details of coexistence and the appropriate use of the services and common areas, as well as to hear and, where appropriate, resolve any complaints, suggestions and/or observations presented in writing by the owners. 

  • Others specifically entrusted to them by the General Meeting of Owners. 

 

These functions will be carried out without detriment to the competences attributed to the constituted governing bodies, nor to other ad hoc committees that may be constituted.

Vitta Nature Community 2025 have only appointed a President and the administrator.. The President gets advice from the Block Representatives and the Administrator to run the day to day business.

Block Representatives

Our Block Representatives are handling owners' requests and interests. They are also representatives on the BoD together with the President.

Committees

Committee findings and recommendations will be reviewed and evaluated by the Board of Directors (BoD). Valuable suggestions that align with the community’s overall financial situation and profile may be brought forward to the General Meeting for voting.

Community & Rentals

  • Review all existing community rules and assess the need for updates or additions to ensure compliance.

  • Propose improved systems and standards for enforcing rental regulations among renters and rental companies operating in VN.

  • Suggest methods for effectively communicating issues to landlords and renters.

  • Recommend consequences for landlords who fail to comply with community rules.

Aesthetic & Garden

  • Advisory role in garden maintenance and green space management

  • Review and enforcement of aesthetic guidelines

  • Support for projects and renovations

  • Environment and sustainability

  • Maintaining Visual Harmony

Finance & Suppliers

  • Review all supplier contracts — assess terms, responsibilities, working hours, and pricing.

  • Recommend methods for monitoring and ensuring that suppliers fulfil their contractual obligations.

  • Suggest updated task lists for gardeners and concierge staff, if current ones do not meet the community’s needs.

  • Explore opportunities to stretch the budget — reduce costs and/or increase income.

Security, Safety & Construction

  •  Identifying Security Risks

  • Technical Advice

  • Regulations and Protocols

  • Communication and Prevention

  • Monitoring collaboration with external parties

  • Legal considerations

Audit

  • Oversees the accounts and other issues relating to the community’s economy

  • Reports to the President and the Owners' meeting
